Soft washing is a gentle, low-pressure cleaning method that uses professional detergents to break down algae, mildew, and grime on siding, soffits, trim, and even roofs — restoring color and clarity without the risk of high-pressure damage. Unlike a standard blast from a wand, the solution does the heavy lifting, so painted, vinyl, stucco, and composite surfaces keep their finish intact.

Why it matters: Organic growth not only looks bad, it can trap moisture against your home. On vinyl, algae and mildew feed on the dust/pollen film, causing green/black staining and holding moisture that accelerates grime buildup and can highlight oxidation (that chalky fade). On brick and mortar, moss and mold anchor into pores, trap moisture, and can contribute to efflorescence and premature joint wear; keeping the surface drier between rains helps reduce spalling risk. A proper soft wash removes the stains and the source, delivering a more uniform result and helping the clean last longer. We match dilution and dwell time to the material, and we take plant-friendly precautions—pre-wetting landscaping, managing runoff, and rinsing thoroughly—to keep nearby greens looking great.

Our process: We start with a quick walkthrough, cover or avoid sensitive fixtures (outlets, cameras, deadbolts), and pre-rinse plants. Then we apply a controlled detergent mix from bottom-up, allow a short dwell, and rinse with low pressure for an even finish. Edges and details around windows and trim get a final touch-up.

What to Expect: A standard soft wash targets organic buildup, dirt, grime, algae, mold, and mildew. Certain issues—oxidation/chalking, rust, paint overspray, efflorescence, oil, or deep tannins—require extra attention and may result in additional charges if needed in order to clean. Sealing, brightening, or gutter whitening can be added on request. Most homes benefit from soft washing every 12–24 months depending on shade, irrigation, and exposure; we’re happy to suggest a cadence tailored to your property.
